Who
are Kingsbridge Property Solutions?
KPS
are an estate agency with a difference - we specialise in selling
discounted investment property and achieving quick sales for developers.
Who
are our buyers?
Our
database of buyers includes high net worth individuals, institutional
investors and hedge funds, all with one thing in common- their
appetite to acquire to acquire discounted investment property.
KPS pre-qualify all prospective buyers to ensure they can proceed.
What
type of property do we look for??
Our
buyers will look at any new build stock units, off plan units
and also properties which you have taken in part exchange deals.
The units can be pre-let or vacant.
We will require a period of exclusivity to market the units (to
be agreed), however we are happy to work in conjunction with your
existing sales team.
How much discount do we need??
We
appreciate that every deal is different and will depend upon the
urgency involved. The greater the level of discount you can offer
the more attractive the proposition will be to our investors.
In addition to the overall level of discount, when considering
any potential opportunity our investors will also take into account
the net price, location and yield produced.
Obviously, the opinion of surveyors continues to play a huge role
in the current market. So where possible we will require copies
of any recent RICS valuations you may have to support the levels
of discount being offered.
Do
we pay reservation fees??
Yes,
it is our standard practice to get each purchaser to complete
the developers’ own reservation form and to pay a non-refundable
reservation fee.
How are purchases funded??
This
will depend on the individual purchaser, however typically a number
will be purely in cash, with the remainder by way of mortgage,
draw down or other facility. KPS will liaise with lenders and
brokers to ensure the smooth progression of each sale.
How
much will it cost to use KPS??
Whilst
this will depend on the individual deal, it is very simple we
will charge a nominal estate agency fee. Just like you we are
motivated by results and so our fee will only be payable upon
legal completion.
What
else should I know??
Our
sales are completely transparent and at arm’s length and
comply with all legal and CML requirements.
Valuations are only ever instructed at net prices – we will
not ask for valuations to be carried out at gross.
We will never ask you to assign, back to back or sub-sale.
We can offer a bespoke service to suit the requirements of all
clients.
We will progress sales on a daily basis and can provide updates
as required.
